The advantages

Investors enjoy several advantages when they choose to invest in properties requiring renovation. From low purchase prices to energy renovation grants, through to the location of the home, the advantages are numerous in this type of investment.

Real estate appreciation

Investing in a property to renovate means that over time and with renovations, your property will increase in value quickly. In concrete terms, your property will be worth much more than its purchase price! By doing so, you can resell it at a higher price. But be careful not to get lost in the work, both from a budgetary and organizational point of view. Strictly follow the steps for renovating a house, set yourself priorities, a budget not to exceed (taking into account the purchase price of the property), and your investment will be a success!

Low acquisition prices

The acquisition prices per m² are low when you buy a property to renovate. Low enough to remain profitable even after renovation work. To be clearer, it is better to buy a property to renovate and renovate it, rather than directly buy a newly built home. The acquisition prices of a new home are higher than the sum of the price of a property to renovate and the renovation work.

The availability of grants for energy renovations

With the aim of reducing thermal inefficiency in France, several renovation grants have been put in place. They allow you to cover the costs of renovations aimed at optimizing the property concerned, for heating or air conditioning. These works include among others heating and thermal insulation. To insulate the home, or install an ecological heating system and more economical than the old one, you can benefit from the many grants available. To do this, you will need to obtain several documents certifying that the property belongs to you, and that the renovations to be done are of an energy nature, and inform yourself about the grants available in your locality or department.

The location of the property

Properties to renovate are very often old houses. They are better placed on the map, to be very profitable for rental. The third advantage you benefit from when investing in properties to renovate is the location.

If you didn't know, location is a very influential factor on the rent you can set for renting your home. When your home is well located in a place where rental demand is increasing, rents become very lucrative very quickly. This is the case in administrative areas, or areas close to the city center. Rents there are amazing. You can very quickly make your home profitable when it is well located. Do not neglect this detail.

The disadvantages

From an energy perspective, renovations are not considered a major problem. But when the renovations to be done are not energy renovations, you can no longer count on any grants.

Grants are limited

Do you remember the energy renovation grants discussed in the section dedicated to the advantages of investing in properties to renovate? Well, these grants only concern energy renovations. When the renovations to be carried out have nothing to do with thermal insulation or heating, the grants can no longer be useful to you. Which is a shame, given the great usefulness of the grants.

Profitability may not be achieved

The disadvantages of this type of investment should not be generalized. Indeed, investing in houses to renovate may not be profitable under certain conditions. For example, when the work to make the place habitable is too expensive. And selling a house in poor condition is not easy! In this case, it is clear that the investment will not be profitable. It is not impossible to come across properties that are expensive to renovate, but it is not common either.

To conclude

Investing in a house to renovate is a great investment idea. Acquisition prices are low, several grants are available to cover energy renovations, and most houses are well-located. You can set reasonably high rents, insulate your house and install better heating without breaking the bank with the grants. However, there are disadvantages. The grants are limited, as they are intended only for energy renovations, and the investment is not always profitable. But do not worry about failing to make your investment profitable. It is rare to find yourself in a situation where the total amount of investment in a house to renovate (purchase and renovation costs) exceeds the investment amount of a new house.
